The housing market forecast for 2006 is looking good. However, gone are the days when it was a sellers market. Many who are desperate to move on to pastures new are only too aware of this fact. But some houses do sell and sell quickly.
So, how do you get the viewers through the front door and how do you grab their attention and get them to buy?
Tip 1 - Set the Stage
Stage the home to best effect. The house has to offer the best it can. Even an older house can have show home appeal created. It's no secret, whatever type of home you live in make the most of the original features. Not everyone has the same taste, but most will appreciate the character of an older property. For inspiration check out homes in magazines like House Beautiful, Home & Gardens or Cheshire Life. There are loads of reference materials out there, just go to your local newsagents, if you need some inspiration.
Tip 2 - Think like a buyer
Create psychological buyer appeal. Think like a buyer, what would you like to feel like when you enter a property to view. The house has to be warm, welcoming, reduce your 'lived in look' and make the viewer feel they could live there. You have to be prepared to make some changes. This means clearing away clutter. If you have an office or study, ensure it's tidy. The buyer really must imagine themselves in this new space.
Tip 3 - Ask quality questions
Put in the effort: create the house the buyer is looking for and spend a little to save the thousands of pounds you will lose if you opt to reduce the price. If you're not sure what the buyer is looking for, then ask. When they arrive, relax, ask them some quality questions. How long have they been looking, what sort of properties have they been looking at, From their answers you'll get an idea of what they're looking for. Every buyer has different needs. And by asking quality questions, you can casually talk about you home in relations to their needs, its that simple.
